What documents are required to apply?

When you’re ready to begin your application, you’ll need to have your driver’s license, vehicle registration, and proof of income (3 consecutive pay stubs, your most recent tax forms, or a signed new job offer letter) ready. If you have pets, you’ll also need their most recent vaccination records and a photo of them.

What fees are required to apply?

There is a $75 application fee that must be submitted for each individual applicant. We then require a $200 admin fee and a security deposit of $400 (*depending upon credit). Check with us to see if you qualify for our preferred employer deal – you could have your application fee credited back and your admin fee waived!

Are there any pet fees?

Prior to move-in we require a one-time non refundable pet fee of $500. There is also a $20 monthly pet rent per animal. Unfortunately, we are unable to accept dog breeds generally deemed aggressive or those over 70 lbs.

Is Renters Insurance required?

Yes! We require each occupant to be listed on the insurance policy which must cover a minimum of $100,000 personal liability. Be sure to add Lincoln Orlando Holdings LLC as ‘additionally insured.’ At this time, we do not have a preferred renter’s insurance partner.

What utility company should I use?

Orlando Utilities Commission (OUC) is our local utility provider – you’ll need to set up electric and chilled water services.

Are personal checks accepted?

Personal checks are accepted for monthly rent payments but not for initial move in fees. All initial fees (excluding the application fee, which is paid online when you submit your application) and the first month’s prorated rent must be paid in certified funds (a cashier’s check or money order).

What are the requirements for application approval?

We require that each individual applicant have a minimum credit score of 600. The total combined income for all applicants must equal at least 3 times the apartment’s monthly base rent. Additional approval requirements apply.
